BFW provides construction project management, construction administration, owner’s representation, scheduling and project controls, 3rd-party quality control (QA/QC), 40-hour OSHA and Pandemic Safety, LEED administration, zoning, permitting and land development consulting services to businesses, government, schools, churches and institutions, private and non-profit developers,  large general contractors, and project managers. We manage our Clients’ interests by anticipating and reducing adverse financial exposure through value engineering and cost estimating, managing the workflow and schedules, managing construction risks, and successfully closing out projects on-time and on-budget.

Over 1/3 of our staff are trained Architects, Accredited LEED, QA/QC certified, or Professional Engineers. 

Construction Administration

BFW manages construction activities to ensure delivery of the Architect’s design and the Owner’s intent. The Construction Manager also verifies the construction vouchers, and monitors the request for information (RFIs), submittals, cut sheets, change orders, and all inspections during the construction phase, until project close-out.

Construction Project Management

As an agent for our client, we ensure that the schedule and the budget are adhered to in meeting the client’s goals for substantial completion and occupancy.

Owner's Representation

When called upon, BFW assists the Owner/Client with public/private fundraising, building the capital stack, site acquisition, land development, zoning and permitting, scope development, design development, cost estimating, bidding and vending procurement, contractor selection, construction administration and oversight, quality control, punch list and project close-out.

Compliance (OEO, Section 3, Davis-Bacon)

BFW engages with owners, contractors, subcontractors, vendors, city, state, and federal agencies, and other stakeholders to deliver compliance monitoring/reports to document OEO, Section 3, and Davis-Bacon compliance.

Construction Engineering/Staff Augmentation

BFW works with Owners or Majority CMs/General Contractors to provide Project Engineers, on-site Administrative Staff, or other necessary staff on-site for the successful execution of the project.

Cost Estimating, Voucher Management, Cost Tracking

BFW provides divisional cost estimates for owners, architects, engineers and contractors. We perform quantity takeoffs, square and linear footage estimates; time and material costs; civil and MEP estimates, general conditions, profit and overhead estimates. BFW provides cost estimates for all construction divisions. BFW also provides cost escalation estimates, to best predict material price fluctuations.

Quality Assurance/ Quality Control (QA/QC)

BFW provides on-site Quality Assurance/Quality Control (QA/QC) Managers to ensure that the quality assurance plans are followed to deliver the project as specified in the construction documents.

Scheduling, and Project Controls

BFW utilizes the critical path method (CPM) scheduling technique to plan, control, and predict the minimum completion time for project completion. BFW manages RFIs, Submittals, Cut Sheets, Change Order Logs, and other critical project documents.

Capital Needs Assessment

BFW performs Capital Needs Assessments for facilities needing major capital upgrades. BFW also performs a 20-year reserve for replacement budget.

OSHA and Pandemic Safety

BFW provides 20 to 40 hour per week OSHA and Pandemic Safety Officers.

Zoning, Permitting and Land Development Consulting

BFW provides Land Development Consulting including assistance with permitting, zoning, managing community relations, and negotiations with registered community organizations.

Real Estate Development Consulting

The senior staff at BFW, has raised over $ 267 million in public/private (P3) financing for various types of housing and economic development projects. Types of financing include Low Income Housing Tax Credits, New Market Tax Credits, State Capital Assistance Grants, HUD 202, HUD 811, CDBG, HOME, Housing Trust Funds, and Private Bank Financing.
